  • We provide professional, easy to read reports (including photographs of each component) and provide funding recommendations.

  • Our reports are tailored to your property and while we use a standard template we include for all common property components to reasonably and sufficiently fund for major repairs/replacements. 

  • We have a thorough understanding of associated components to allow for properly sequenced recommendations of work.

  • Our goal is to determine a “reasonable” annual contribution amount that will generate a cash flow “sufficient” to cover predictable expenses and to offset unpredictable expenses. The annual rate of deterioration of all components is used as a “safety margin” and is the basis of the minimum fund balance.
